From 20% to Half of Apartment Buyers in Tashkent Come from Other Cities

The most common class of new housing being built in Tashkent is comfort class, according to a study by CMWP Uzbekistan.

Out of 123 residential complexes under construction or being prepared for commissioning, 59% fall into the comfort class, although a significant portion meets the criteria for economy class. Business-class housing accounts for 20%, and premium-class housing takes nearly the same share.

Comfort-class properties also dominate among completed residential complexes, comprising 64% of the market. This is followed by business-class (19%), premium-class (10%), and economy-class (7%).

The supply largely aligns with demand data. Interviews with developers revealed that 50-60% of buyers prefer comfort-class housing, 30-40% opt for business-class, and 10% choose premium-class.

Most homebuyers in Tashkent are Uzbeks or people of Uzbek origin with foreign citizenship. According to various companies, 20-50% of transactions involve residents of Samarkand and cities in the Fergana Valley (Fergana, Kokand, Margilan, Namangan, Andijan).

Developers often attract buyers through pricing and marketing strategies. Sales are also boosted by well-developed internal infrastructure within residential complexes.

Industry experts estimate that 20-50% of buyers pay in US dollars exchanged locally, while 30-40% use payments in Uzbekistani soms. In some projects, up to 20% of transactions involve installment plans, while mortgages account for 5% or less.

The number of transactions increases annually by 5%, driven by overall economic growth and the rise in the number of residential complexes. Demand peaks are observed in January-February, March-June, and autumn, while market activity slows during the summer months.
