The logistics space market has expanded by 12.6% this year, reaching 634 thousand sq. meters
In 2025, average rates in Uzbekistan's warehouse real estate market decreased by 13.4% year-on-year. This was reported by experts from the analytical company CMWP.
By the end of December, the total volume of quality logistics space in the country amounted to 634 thousand sq. m. Compared to 2024, this figure increased by 12.6%.
The main infrastructure is concentrated in Tashkent and the capital region, accounting for 460 thousand sq. m or 72.5% of the total supply. The remaining regions of the republic house 175 thousand sq. m. The increase in total indicators compared to last year is due to not only new construction but also the refinement of the database, which included previously unaccounted-for facilities.
Over twelve months, 71.2 thousand sq. m of new premises were commissioned, which is almost half the results of the previous period. At the same time, major projects Silk Way PTC and DP World have been announced in the industry, which are expected to provide an additional 255 thousand sq. m by 2030. Warehouses with an area of less than 1 thousand sq. m and low-quality structures belonging to the shadow sector were not included in the statistics.
The average rental cost was recorded at $8.86 per sq. m. Almost half of the market (49%) is occupied by category B and B+ warehouses. High-class facilities (A/A+) account for 34%, and specialized refrigerated and freezer complexes make up about 3.1%.
The market is beginning to transition from a "build-to-suit" model to professional development. Full-fledged built-to-suit and built-to-lease projects focused on long-term rentals are emerging. The development of the segment is facilitated by government subsidies, the creation of special economic zones, and the growing presence of international logistics companies.
