Within the next two months, the second DNS store in Uzbekistan will open at the Integro Shopping Mall, located near the Chilonzor metro station in Tashkent.

The new store will occupy an area of 456 sq. m.

CMWP Uzbekistan acted as a consultant, representing the interests of the Integro Shopping Mall owner in the transaction with DNS, one of Russia's largest electronics and home appliance retailers.

The deal was structured and closed within two months.

For both parties, the key issue was not only the commercial aspect but also the selection of the optimal store location within the shopping mall.

Disagreements arose as early as the space selection stage, so the parties could not proceed to a full discussion of commercial terms until the layout and operational solutions were agreed upon.

In this situation, the consultant's role was to align the retailer's requirements with the owner's commercial interests and find a configuration that would be effective not only at the opening stage but also in the long term.

"The key complexity of the deal was that disagreements arose as early as the stage of selecting the premises within the shopping mall. Without agreeing on the location, the parties could not move on to a full discussion of commercial terms.

Our task was to find a configuration that would work not only at the time of the store's opening but also remain strategically advantageous for both parties in the long term,"

— noted Liliya Eryomenko, Head of the Retail Real Estate Department at CMWP Uzbekistan.

For DNS, the chosen location for the store provides the necessary visibility and access to the shopping mall's customer flow.

For Integro Shopping Mall, the arrival of a major chain operator enhances the tenant mix and expands the offerings for visitors.

Why is this deal important for the market?

The entry and subsequent expansion of DNS is another indicator of the development of modern organized retail in Uzbekistan.

For the retail real estate market, this means additional demand for quality premises that meet the requirements of major chain operators, as well as further intensification of competition between shopping facilities for sought-after tenants, which stimulates further market development.

For shopping mall owners, this, in turn, increases the importance of professional tenant mix management: attracting a major retailer is not only a matter of space and rental rates but also of the correct positioning of the tenant within the facility, their accessibility to customers, and long-term commercial efficiency.

For CMWP Uzbekistan, this deal is an example of how professional support can help an owner and a retailer move from conflicting requirements to a solution that meets the interests of both parties.

CONGRATULATIONS TO THE RETAIL REAL ESTATE DEPARTMENT TEAM ON THE NEW DEAL!
