The Tashkent warehouse real estate market has expanded by 20,000 sq. m with the launch of the Balton Trading Asia logistics warehouse complex, Uzbekistan's leading FMCG distributor. CMWP acted as the technical supervisor and managed the comprehensive design and construction of the Balton warehouse.
"Our task was to support the client at all stages of construction: from idea development and technical audit of the land plot to commissioning the facility. The goal of our joint work with the client – to build a logistics warehouse complex that meets the highest international standards and ensures the efficiency of Balton Trading Asia's business – has been achieved.
We managed to build the best logistics warehouse complex in Uzbekistan thanks to our local market presence and a full-fledged CMWP Uzbekistan team of professionals with experience in both developed international and emerging markets. The team's deep expertise and productive collaboration with the client are the foundation of this project's success," comments Andrey Shmelkov, Project Director, Construction Project Management at CMWP Uzbekistan.
Key Features of the Balton Trading Asia Facility:
- A 260 kW solar power plant installed on the complex's parking roof provides the facility with energy, requiring only 30 kW during the day to maintain a stable temperature of 21°C, even with outdoor temperatures up to 30-35°C.
- Floors with a load capacity of up to 12 tons ensure high functionality and reliability, meeting the quality requirements of the German DIN standard.
- An in-rack fire suppression system, rarely found even in developed markets, provides a high level of safety.
- The warehouse complex features a standing seam roof, ensuring resistance to high temperatures and hermetic sealing to prevent leaks.
- Axelot, one of the most common and field-tested warehouse management systems in the CIS, has been integrated into Balton's business processes, making them technologically advanced and efficient, ensuring smooth goods loading from the warehouse and delivery to the end consumer.
- The construction adheres to all requirements for "green" BREEAM certification (official certification is in progress), making the facility maximally compliant with international standards.
- The project was implemented considering the seismic characteristics of the region and is resistant to earthquakes up to 9 magnitude.
- The preservation of the original load-bearing beams and columns of the former factory building, which was reconstructed into the Balton logistics warehouse complex, along with the use of recycled brick, makes this facility the first example of redevelopment in the capital of Uzbekistan and demonstrates the high social responsibility of both the client and the contractor.
- Green spaces were preserved during construction, and an additional 93 trees and over 200 shrubs were planted, contributing to the improvement of the ecological environment.
CMWP Uzbekistan analysts note that with the commissioning of the Balton warehouse, the area of quality warehouse facilities in Tashkent now stands at 360,000 sq. m. This volume of warehouse space is insufficient for the current and growing demand for quality premises.
The high standard of quality and compliance with international requirements and business expectations set by Balton Trading Asia is a significant step towards the development of the industry and the country's warehouse real estate sector in the next 5 years.
The CMWP team congratulates Balton Trading Asia and wishes them prosperity! We are proud to have been involved in the construction of a landmark project that has set industry standards in the Uzbek market.
