From 20% to half of the buyers of metropolitan apartments are from other cities.
The most common class of new housing being built in Tashkent is comfort-class. This is reported in a study by CMWP Uzbekistan.
Out of 123 residential complexes under construction or being prepared for commissioning, 59% are comfort-class, although a significant portion falls under the criteria of economy-class. Business-class accounts for 20% of the share, and premium – almost the same.
Comfort-class also prevails among already completed residential complexes, with this segment accounting for 64% of properties. This is followed by "business" (19%), premium (10%), and economy-class (7%).
The supply generally correlates with demand data. During interviews with developer management, the company found that 50-60% of buyers prefer comfort-class, 30-40% prefer business-class, and 10% choose premium.
The majority of housing buyers in Tashkent are Uzbek citizens or former residents of the republic with foreign citizenship. According to various firms, 20% to 50% of transactions are with residents of Samarkand and cities of the Fergana Valley (Fergana, Kokand, Margilan, Namangan, Andijan).
Most often, developers attract buyers with price and marketing strategy. Developed internal infrastructure of residential complexes also contributes to successful sales.
The company's interviewees estimated the share of buyers paying in dollars with local exchange at 20-50%, compared to 30-40% for payments in soums. In some projects, up to 20% of transactions are installment plans, while mortgages account for 5% or less.
The number of transactions increases by 5% annually due to overall economic growth and an increase in the number of residential complexes. Demand peaks are observed in January-February, March-June, and also in autumn, while market activity slows down in the summer.
